Residential Maintenance Supervisor

Residential Apartment Maintenance Supervisor

We are looking for an experienced, hands-on Maintenance Supervisor with a strong background in managing maintenance operations in a residential settings. Skilled in overseeing preventive and corrective maintenance, managing maintenance staff, ensuring safety compliance, and coordinating with vendors and contractors. Proven ability to troubleshoot mechanical, electrical, Boilers and HVAC systems while maintaining equipment efficiency and reducing downtime. Strong leadership, communication, and organizational skills. Knowledge of New Jersey state regulations, OSHA standards and hold a New Jersey’s Black Seal Boiler Operator license that is a requirement for maintenance supervisors to operate low‑pressure—and separately, high‑pressure—boilers in the state of New Jersey. We are willing to hire without a Black Seal license, however you must commit to obtaining it within 6 months of employment.

Essential Duties and Responsibilities:

  • Work with the on-site team in managing all maintenance-related repairs and upkeep of the property.
  • Conduct regular inspections of equipment, buildings, and systems to identify issues or needed repairs.
  • Manage the make ready process to ensure apartments are prepared for move-in in a timely fashion.
  • Respond to emergency maintenance requests during or outside of regular working hours
  • Initiate, perform & oversee maintenance projects that improve curb appeal, maintain and optimize building systems, and monitor contractor performance.
  • Develop scopes of work for small improvements/services and seek out qualified contractors to bid the work.
  • Train and mentor maintenance staff to promote growth and ensure quality workmanship
  • Manage expenses properly in accordance with owner goals and actively seek to minimize expenses regularly, through the proposal process and pricing negotiation, as well as the budgeting process. 
  • Develop and maintain relationships with vendors, negotiate pricing, collaborate on approved vendor list.
  • Direct supervision and support for the maintenance team on a daily basis, including identifying training and development opportunities and holding the team accountable for the condition of their buildings and work areas.
  • Direct the Preventative Maintenance program, ensure timely completion and thorough documentation.
  • Adhere to all local, state and federal housing requirements as it relates to leasing and management of the property.
  • Create and motivate a team that focuses on customer service and curb appeal on a daily basis. 
  • Manage and control payroll and overtime.
  • Other duties as assigned.

Qualifications:

  • 3–5 years of experience in maintenance or facilities management, with at least 1–2 years in a supervisory role.
  • Strong working knowledge of electrical, plumbing, dry wall, appliance repair, HVAC, mechanical systems, and building codes.
  • Must have experience and a Familiarity with multi-unit buildings, tenant service requests, and apartment turnovers.
  • Candidates must be detail oriented and hard working.
  • Extensive knowledge of residential building systems a must, including but not limited to, boilers, chillers, cooling towers, air handlers, condensing units, roof fans.
  • Professional building system licenses are preferred and may be required based on the building type of the assigned property.
  • HVAC and/or CFC certifications required (or other applicable designations)
  • Lead paint certifications (as necessary)
  • CAMTI and CAMTII are preferred 
  • Proficient using maintenance related programs, Microsoft Word, Excel, email and web searches.
  • Excellent communication skills, including writing, proof reading skills, and speaking.
  • Ability to manage multiple projects and work assignments from a variety of staff and volunteers.
  • Excellent interpersonal skills in person and by phone and email, with high professionalism.
  • Successful candidates will exhibit a demonstrable passion for high quality results and a can-do attitude.
  • Ability to accomplish innovative projects with little supervision.
  • Fantastic customer service ethic and high expectations for quality.
  • Must be able to work a flexible schedule, including evenings and weekends and on an emergency basis. 

Qualifications:
To perform this job successfully, an individual Must have experience and a Familiarity with multi-unit buildings, tenant service requests, and apartment turnovers and be able to perform each essential duty well. The requirements listed above are representative of the knowledge, skills and abilities required.  Associates must follow requirements for training/development plans.  

Certifications:
Hold and maintain a state-issued Black Seal license to operate low‑pressure—and separately, high‑pressure—boilers in NJ and all certifications required to manage the property. Will allow hires without a Black Seal license to commit to obtaining it within 6 months of employment.

Education:
A college degree is preferred but not required.   The position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions. 

  • Must hold or be willing to obtain a Black Seal license within 6 months of hire.

  • To obtain one, ensure you have at least 3 months of supervised boiler experience (or complete a 30-day approved training), pass the exam, and pay attestation/application fees.

  • Stay on top of renewals to keep the license active and eligible for stipends or roles that depend on licensing

Professional Experience:
A minimum of 3–5 years of experience in residential maintenance or facilities management, with at least 1–2 years in a supervisory role.

Attendance/Travel Requirements:
The position requires the ability to work five days of the week, 52 weeks of the year.  Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.  Travel to sites may be required at times to attend various company gatherings or to assist with in person tours. You must also be able to attend certain resident events that are held after hours.

Strong administrative and organizational skills (juggling multiple projects, tasks simultaneously)

  • Strong time management skills and the ability to prioritize wisely
  • Strong customer service orientation
  • Good understanding of sales and marketing concepts and the ability to develop, implement, and evaluate marketing plans
  • Knowledge and understanding of Affordable waitlists i.e. HUD and LIHTC
  • Ability to close a sale
  • Ability to operate and understand personal computer functions and company utilized software packages including LRS, Knock, posting on Craigslist, OneSite, Microsoft suite. 
Physical Demands:
  • Must be capable of physically accessing all exterior and interior parts of the property and amenities.
  • Must be able to push, pull, lift, carry or maneuver weights of up to 30lbs. independently and 50 lbs. with assistance. 
Computer skills:
  • Basic knowledge of computers
  • Ability to use Outlook
  • Intermediate to advanced knowledge of MS Word and Excel, Yardi
  • Ability to develop advanced knowledge of other programs or systems as needed
  • Advanced Internet knowledge

This role is non-exempt and has an anticipated hourly pay of $35 hour for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations.  This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors.  This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week.  Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.  To learn more about our company and our benefits, go to:
