Leasing Consultant
Leasing Consultant- Affordable Housing (LIHTC)
Pratum Companies is looking for Leasing Consultant in our Baltimore, MD Property. This is an affordable housing property which requires all tenants to meet certain income requirements. The ideal candidate will have understanding of LIHTC program and fair housing regulations.
Essential Duties and Responsibilities:
- Handling all aspects of leasing apartments, including greeting prospective residents, following up with prospects, touring the community, processing applications, preparing leases and closing the sale
- Understanding the community and its amenities, rents, and specials - as well as those of the community’s competitors
- Conduct off-site marketing and assist in preparing marketing plans
- Screen all incoming residents by objective qualification standards
- Achieve an acceptable leasing closing ratio
- Maintain activity reports by recording traffic daily
- Assist with resident programs and retention
- Assist with coordination of and participate in resident functions
- Processing Recertifications
- Perform all other duties assigned by the Assistant Manager/Community Manager
Job Requirements:Job Requirements:
- Prior leasing, customer service, or sales experience, preferred
- Working knowledge of Tax credit programs (LIHTC) experience
- Excellent and premiere customer service orientation
- Excellent verbal and written communication skills
- Attention to detail and ability to work independently on assignments
- Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet
- Ability to work in a fast paced environment
Education
High school diploma or GED. This position requires the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.
Professional Experience
A minimum of three years of experience in residential property management and Lease Up
Attendance/Travel Requirements
The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. The position requires the ability to serve on-call, as scheduled or as necessary. Travel may be required at times to attend various owner gatherings either in the general vicinity of the associates home property, or in another state. You must also be able to attend certain resident events that are held after hours.
Computer skills
- Intermediate Computer/Microsoft Suites/Internet knowledge
- Working knowledge of Outlook and OneSite/Yardi
Physical Demands
Must be capable of physically accessing all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance.

This role is non-exempt and has an anticipated pay range from $20-$21.63 an hour for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week. Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.
