Edgewood Management is looking to hire a Maintenance Technician in Newport News, VA



 
RESIDENTIAL APARTMENT MAINTENANCE TECHNICIAN
POSITION SUMMARY
The Ideal candidate has HVAC certification, at least 2 years of residential property management maintenance & repair experience and a strong working knowledge of HVAC.
The Maintenance Technician is responsible for performing all general maintenance and repair of the apartment community including but not limited to: Installations, inspections, working knowledge of plumbing, electric, drywall, grounds, HVAC maintenance & repair, unit inspections, painting, work orders, carpentry, turns and basic maintenance support. The Maintenance Technician reports to the Maintenance Supervisor.
RESPONSIBILITY



  • Complete service requests in a timely manner

  • Complete make-readies.

  • Painting and shampooing of vacant units.

  • Maintaining grounds and pools.

  • Own your own tools.

  • Carry company issued mobile device when “on call' periodically.

  • Walk the property and report any liability problems immediately.

  • Perform any and all duties called upon by supervisors to ensure that the property operates in an efficient and economic manner.



QUALIFICATION



  • Two years working knowledge of HVAC and Certification

  • Basic knowledge of general repair, maintenance, plumbing, electrical, appliance, carpentry, and painting for residential property management gained through formal education and on-the-job training

  • Skill in maintaining and repairing security hardware.

  • Skill to maintain grounds and pools

  • Tools and equipment Knowledge

Job Requirements

  • HVAC experience & Certification- A MUST
  • Working knowledge and experience with general repair, maintenance, plumbing, electrical, appliance, carpentry, and painting for residential property management gained through formal education and on-the-job training Able to frequently walk the property
  • 3+ years Residential Property Management Maintenance & Repair experience - A MUST
  • Communicate Effectively in person & in writing
  • Ability to multiple task

May be required to work overtime, workoutside, travel, be on-call or be available for emergency situations includingweekends and holidays. Good oral, written and interpersonal communicationskills. Attention to detail and good mathematic skills. Ability to work withothers and foster an environment of team work. Manual dexterity andcoordination needed to operate hand and power tools and equipment. Must be ableto lift 50 pounds without assistance. May be required to have a valid driver'slicense and a good driving record.


 


EDUCATION/EXPERIENCE


High School diploma or equivalent. Twoto three years’ experience as a residential property management maintenancetechnician and at least Eighteen months of education and training beyond high school levelin general Maintenance repair, HVAC certification or closely related technicalarea to ensure the ability to recognize electrical, plumbing, and mechanicalmalfunctions or equipment failure.



PHYSICAL DEMANDS/WORKING CONDITIONS/HAZARDS

Light/heavylifting, carrying materials, operating light/heavy equipment, moving ofequipment. Ability to work in all types of weather. Occasional hazards withmaterials in the grounds trade, including chemicals. Must be able to frequently walk the apartment community.
