Job Description

We have an immediate opening for a Maintenance Supervisor in Portsmouth, VA!


This property has gas appliances and furnaces. The Ideal candidate is CFC certified, has great leadership skills, a good understanding of REAC and VHDA inspections, and be able to handle most of the property work in-house as per owner expectations. Very knowledgeable in all aspects of plumbing, drywall, gas, electrical, and light carpentry. At least 3 years of residential property management maintenance & repair, experience in a supervisory role.


RESPONSIBILITIES


  • Complete service requests in a timely manner.

  • Assist in completing make-readies.

  • Assist in painting and shampooing of vacant units.

  • Assist in maintaining grounds and

  • Manage service requests and maintenance issues that arise

  • Own your own tools.

  • Carry company issued mobile device when 'on call' periodically.

  • Walk the property and report any liability problems immediately.

  • Perform any and all duties called upon by supervisors to ensure that the property operates in an efficient and economic manner.

  • Must be able to lift 75 pounds. Lifting belt required.

Job Requirements

This position requires Supervising, coordinating and assisting with installation, maintenance, repair work and the general upkeep of buildings, grounds, and equipment including but not limited to: working knowledge of plumbing, electric, drywall, grounds, HVAC maintenance& repair, unit inspections, painting, work orders, carpentry, turns and maintenance support.


  • HVAC Experience & Certification

  • REAC and VHDA inspections experience

  • 5 years’ residential property management Maintenance and repair experience

  • 3 years’ of supervisory experience

  • Training as needed for maintenance staff

  • Monitors quality of work performed by maintenance staff and reviews time to perform each order.

  • Must have ability to think independently

  • Reliable Transportation - A MUST

  • Strong electrical/ plumbing/ drywall/painting skills

  • Communicate effectively in person and in writing

  • Ability to multiple task


May be required to participate in the on-call schedule; evenings, overtime, work outside, travel, or be available for emergency situations including weekends and holidays. Good oral, written and interpersonal communication skills. Attention to detail and good mathematic skills. Ability to work with others and cultivate an environment of team work. May be required to have a valid driver's license and a good driving record.


EDUCATION/EXPERIENCE
High School diploma or equivalent. Three to Five years' experience as a residential property management maintenance technician and at least Eighteen months of formal education and training beyond high school level in general Maintenance repair, HVAC certification or closely related technical area to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.


PHYSICAL DEMANDS/WORKING CONDITIONS/HAZARDS
Manual dexterity and coordination needed to operate hand, power tools and equipment. Light/heavy lifting, carrying materials, operating light/heavy equipment, moving of equipment. Ability to work in all types of weather. Occasional hazards with materials in the grounds trade, including chemicals. Must be able to frequently walk the apartment community.
