Leasing Manager
We are seeking an experienced and results-driven Leasing Manager to oversee leasing operations at our affordable housing community governed by Low-Income Housing Tax Credit (LIHTC) and HUD, PB Section 8 regulations. The Leasing Manager is responsible for leading the leasing team, ensuring full occupancy, maintaining compliance with LIHTC requirements, and delivering exceptional customer service to current and prospective residents. This role includes marketing efforts, application processing, income verification, renewals, and coordination with property management to maintain accurate records and meet occupancy goals. Ideal candidates have a strong understanding of tax credit and PB section 8 housing, Fair Housing laws, and affordable housing compliance.
Sign-On Bonus: $1000 paid after 90 days of employment!!
Essential Duties and Responsibilities:
- Manage/Train/Assist in the Completion of all necessary filing and paperwork associated with Tax Credit and Section 8 requirements.
- Maintain property waiting list
- Coordinate on-site data collections and processing of resident information
- Schedule resident recertification interviews and follow through to completion
- Ensure proper calculation of income, assets, rent levels, etc.
- Assist manager with accounts receivables and account payables
- Coordinate apartment inspections and create work requests
- Assisting residents with inquiries
- Maintain resident files in accordance with company policy & regulatory agency policy
- Assist office staff on other tasks, including collection of rents and social activities
- Assist with the several administrative and leasing tasks
- Perform other duties that may arise
- 3+ years of Tax Credit Property Management Experience
- 3+ years of HUD Project Based Section 8 Property Management Experience
- Tax Credit LIHTC/Section 8, compliance, certification, recertification and waitlist
- 5 years as a leasing agent, or 2 years as an assistant community manager at an Affordable
- Excellent and premiere customer service orientation
- Be able to perform job duties with limited oversight in a fast-paced environment
- Excellent verbal and written communication skills
- Accounts receivable and collections experience
- 2 years recertification experience or professional certification such as Certified Occupancy Specialist and any of the industry Section 8/ LIHTC designations
- Attention to detail and ability to work independently on assignments
- Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet
